Booking Terms and Conditions for Honeysuckle Cottage

PROVISIONAL BOOKING should be made by telephone on 07711504572 and will be held for a maximum of 7 days to allow for receipt of the official booking form and relevant payment(s).
A DEPOSIT of 25% is required to secure bookings made more than 8 weeks prior to arrival. Payment in full is required for all bookings made less than 8 weeks before arrival. Cheques should be made payable to J Carpenter.
FINAL PAYMENT is due 8 weeks prior to arrival. The balance due will be indicated on the booking confirmation. Non-receipt of full payment by the due date will be treated as a cancellation.
 CANCELLATIONS must be confirmed in writing. If a cancellation is confirmed more than 8 weeks prior to the arrival date only the deposit is charged. If the cancellation is less than 8 weeks prior to the arrival date then full rental is charged. The owners undertake to use their best endeavors to re-let a cancelled reservation. If they are able to do so, a refund will be made, less their expenses.
GUESTS DUTIES. Guests agree
1. To pay for any losses or damage to the property or contents however caused (reasonable wear and tear excluded). All damages must be reported immediately and paid for in full prior to the guests’ departure. Damages discovered after departure will be billed for by post.
2.To permit the owners reasonable access to the property.
3.Not to part with possession of the property, or share it other than with members of their party.
4. Not to exceed the total of four occupants stipulated in the property description.
5. Not to cause annoyance or become a nuisance to occupants of nearby or adjacent properties.
6. To take good care of the property, leaving it in a clean and tidy condition at the end of the tenancy.
OCCUPANCY The agreement is made on the basis that the guest is to occupy the cottage for a holiday as per Schedule 1 paragraph 9 of the Housing Act 1988. The tenancy granted by this agreement is not an assured tenancy and no statutory periodic tenancy will arise when it ends.
DURATION Lettings are for a maximum of four weeks and, unless otherwise agreed in writing, commence at 3.00pm on the first day of the let, ending at 10.00am on the day of departure.
Clients will be liable for any cost of whatsoever nature incurred due to unauthorized extensions.
NON AVAILABILITY If for any reason beyond the owners control the property is not available on the date booked (damage by fire for example), all payments made in advance by the applicants will be refunded but the applicants shall have no further claim against the owners.
COMPLAINTS In the event of there being cause for complaint, the matter should be taken up with the owners as soon as possible so that an on-the-spot investigation can be undertaken and remedial action taken if necessary. In no circumstances will compensation be made for complaints raised after the occupancy has ended.
BREACH OF CONTRACT If there shall be any breach of these terms and conditions, the owners reserve the right to re-enter the property and terminate the occupancy without prejudice to the other rights and remedies of the owners.
AUTHORITY TO SIGN The signatory must be a member of the party intending to occupy the property and must be over the age of eighteen years. The person signing the booking form accepts these booking terms and conditions on behalf of all members of the party.
BED LINEN is provided for the number of people booked. Towels are not included.
INSURANCE We strongly advise that you take out holiday and travel insurance, including cancellation cover.
SMOKING IS NOT PERMITTED IN THE COTTAGE
